Before you sign a foundation repair contract, get someone on your side of the table.

You Pay Me No Referral Fees, Commissions, or Other Compensation From Contractors

When you need new quotes, I help South Florida homeowners book estimates with foundation repair companies (license status checked on DBPR's public lookup) — and if you already have quotes, we start from those. I compare the quotes side by side, and help you prepare the right questions for each conversation. You pay one flat fee. I take no referral fees, commissions, or other compensation from contractors.

Not a home inspector, engineer, contractor, or attorney. See what I do and don't do.

You Pay Me.
No Referral Fees, Commissions, or Other Compensation From Contractors.

For my Foundation Audit Pro work, I take no referral fees, commissions, or other compensation from contractors, engineers, or any other professional or service provider. My flat fee is the same no matter which company you choose, or whether you choose one at all. One thing you should know up front: I used to work in sales for foundation repair companies. I never book appointments with, or refer clients to, a former employer, and I explain how I handle past relationships in my disclosure.

Wherever You Are
in the Process

Foundation repair is a big purchase, and the quotes can be hard to compare. You deserve someone in your corner who isn't selling you the repair.

Just Getting Started

Noticed something and don't know who to call? If you're worried about safety or what's causing it, a Florida-licensed engineer is the right first call, and I can help you find one. When you need them, I can also book two or three estimates with licensed repair companies and help you prepare for each visit, so you know what to ask and what to get in writing.

Holding Quotes

Already have one to three quotes that don't line up? Different methods, pier counts, warranties, and prices? I'll put them side by side in plain English and give you questions to ask each company.

Ready to Sign

Before you sign, I'll check that the contract's price, scope, pier count, warranty term, and payment schedule match the quote you agreed to. (That's a factual match check, not legal advice.)

One service, one flat fee

No tiers and no hourly billing. You hire one advocate to help you compare foundation repair quotes and stay in your corner through your closeout paperwork, for one price agreed before we start.

$500 flat fee

One flat fee of $500: $250 due when you sign, before work starts, and $250 due when we notify you in writing that your Binder — including its final Closeout Packet section — is ready. The Binder is released after that payment clears.

Your Binder is one downloadable file containing the homeowner-facing documents from your service — the quotes and contracts for your project, our side-by-side comparison, your question lists, and, as the final section, your Closeout Packet confirming your closing paperwork is in hand. You may receive comparisons and updates along the way; the finished Binder is the single delivery your second $250 is tied to.

What's included

  • When you need them, appointments arranged with 2–3 licensed foundation repair companies — and if you already have quotes, we start from those.
  • Preparation before each visit, including what to ask and what to get in writing
  • A clear side-by-side comparison of scope, price, warranty, and contract terms
  • Your $500 fee includes comparing one revised quote from each company, plus two more revised quotes from any of them.
  • Vague or padded line items flagged, with questions prepared for you to ask the company for clearer answers in writing
  • Scope conflicts between quotes flagged, with a recommendation to bring in an independent licensed engineer when the difference is material (you hire and pay that engineer directly; we receive nothing for the recommendation)
  • Help preparing what to ask and propose about the contract terms before you sign — you ask the company directly and get the answer in writing — plus a comparison of the contract against what was quoted
  • After you sign, one point of contact for the paperwork: change orders compared against your contract before you approve them, and your permit, final engineering letter, and warranty paperwork confirmed in your file before the job wraps up
  • The 6-month warranty and paperwork check-in is included at no extra charge, even after your final payment.

You can ask for proposals from 2, 3, 4, or 5 companies. Your $500 fee includes arranging appointments (when needed) and comparing quotes from up to 3 companies. Comparing a quote from a 4th or 5th company — and arranging its appointment, if we arrange it — is $100 per extra company (so $100 for a 4th company and $200 total for a 4th and 5th), agreed in writing and prepaid before that work.

What's not included

  • Repair work, or any opinion on whether repair is needed
  • Interpreting plans or technical records, judging the quality of completed work, or supervising the job
  • Legal advice, or third-party costs such as an independent engineer's fee (paid directly by you)

We compare documents and confirm paperwork is in hand; questions about the work itself belong to the independent licensed engineer and your local building department.

Please Read: What I Am Not

Jon Quintero and Foundation Audit Pro are not licensed in Florida as home inspectors, professional engineers, contractors, or attorneys. I don't perform repairs, and I don't evaluate the structural condition of your home or the adequacy of any repair design. For those questions, rely on licensed professionals; I recommend a Florida-licensed professional engineer who is independent of the repair companies. I don't visit your property, negotiate for you, or help with insurance claims. I previously worked in foundation repair sales and never book appointments with, or refer clients to, a former employer; see my disclosure. Full disclaimer at the bottom of this page.

A clearer decision, and an advocate through the final paperwork

For one flat fee of $500, you have an experienced advocate in your corner from the first appointment through the final paperwork — so you can choose with confidence, not pressure.

We compare documents and confirm paperwork is in hand. We don't interpret plans or technical records, judge the quality of completed work, or supervise the job — those questions belong to the independent licensed engineer and your local building department.

The Paperwork,
Line by Line

Every comparison is factual and based on the documents in front of us. If something needs a professional opinion about your home, I'll tell you who to ask.

Scope & Line Items

Where items differ between the pages of a quote, or between quotes, I flag it as a question for that company to answer in writing.

Pricing

Total price, price per pier or per line item, and what changes the price later (like deeper piers). Compared across your quotes and against published South Florida ranges, which are references, not quotes.

Warranties & Exclusions

What each written warranty says it covers, how long it lasts, whether it says it transfers if you sell, what it says can void it, and any required service plans. (I report what the documents say; I don't interpret them legally.) Laid side by side so the differences are easy to see.

Contract vs. Quote

Deposit, payment schedule, and the terms you were promised. Before you sign, I check that the contract matches the quote on price, scope, pier count, and warranty term. I don't give legal advice on contract terms; for that, consider an attorney.

Foundation Repair Quotes
Are Hard to Compare

Every Quote Is Built Differently

One company proposes steel piers, another foam injection, another a mix. Pier counts, warranties, deposits, and what's included can all differ, so the totals aren't apples to apples.

The Person Explaining It Is Selling It

Most repair companies are honest, but the person walking you through your quote is usually also the person selling it. It helps to have someone in your corner who takes no referral fees, commissions, or other compensation from contractors.

The Details Live in the Fine Print

Warranty terms, exclusions, deposits, permit fees, and what happens if the piers go deeper are easy to skip at the kitchen table, and they're often where quotes differ most.

Pressure to Decide Today

"This price is only good today" is common. A clear side-by-side comparison and a list of questions give you a reason, and the confidence, to slow down.

"I've been in foundation repair since 2020, working in sales. I know how the estimates are built, which parts of a quote homeowners tend to skip, and which questions get clear answers."

That's why I started Foundation Audit Pro: to put that experience on the homeowner's side of the table. You pay me a flat fee and I take no referral fees, commissions, or other compensation from contractors, so my only role in your project is to help you understand your quotes and ask good questions before you sign.

Clear From
Start to Finish

1

Intro Call by Video

We talk about your home, what you've noticed, any quotes or reports you already have, your budget, and your timeline. I explain exactly what I do and don't do, and if you'd be better served going straight to a licensed professional, I'll tell you.

2

Your Photos & Documents, Organized

You send photos, videos, and past paperwork using a simple shot list. I label and file them in your own words so every company sees the same material. I don't describe or give opinions on your home's condition.

3

Estimates Booked

When you need new quotes, I schedule two or three appointments with licensed repair companies. If you already have quotes, we start from those.

4

Side-by-Side Comparison

I compare every quote side by side for missing items, inconsistencies between documents, and price, note whether drawings and warranty documents are attached, and mark each item Documented, Ask about this, or Missing or inconsistent.

5

Walk-Through & Questions to Ask

We go through the comparison together and you get a plain-English list of questions for each company. You ask them, I help you line the answers up against the written quotes, and you make the decision with zero pressure. If an answer is technical (why this many piers, this depth, or this method), I'll suggest you ask the engineer on the job or an independent engineer.

Where My Job Ends

Being clear about what I don't do is part of being on your side. I work with you by video call, email, and a private upload link.

I never visit or examine your property
I don't say whether your home needs repair, or what repair it needs
I don't sell, bid, estimate, or perform repair work
I don't negotiate for you or for any contractor
I don't manage or supervise the repair
I don't give legal or insurance-claim advice
You hire, sign with, and pay the company you choose directly

Experience From the
Other Side of the Table

Hi, I'm Jon Quintero. Before starting Foundation Audit Pro, I worked in foundation repair sales. I know how the estimates are put together, and I know how hard they can be to compare when you're the one writing the check.

I started Foundation Audit Pro to put that experience to work for homeowners. You pay me a flat fee, and I take no referral fees, commissions, or other compensation from contractors, so my only role in your project is to help you understand your quotes and ask good questions before you sign.

I don't tell you whether your home needs repair or what repair it needs. When you need that answer, I'll point you to a Florida-licensed professional who is independent of the repair companies. (See the licensing disclosure in the Pricing section and at the bottom of this page.)

I've been in foundation repair since 2020, and I've spent much of that time at kitchen tables, walking through quotes with homeowners. Many had two or three proposals in front of them, each recommending something different. What they wanted most was a clear, honest perspective.

Again and again, I saw homeowners receive too many biased opinions, and too often it meant paying for more repair than they needed. Every voice at that table had a stake in the sale, mine included.

Today, with costs rising and every dollar having to stretch further, that matters more than ever. So I decided to put my professional experience to work as the voice of reason and honesty every homeowner deserves. I'm paid only by the homeowners I work with, and I accept no referral fees, commissions, or other compensation from contractors. My role is to help you understand your options and make your decision with confidence.

Disclosure: From 2020 until starting Foundation Audit Pro, I worked as a sales rep for more than one foundation repair company. I no longer work for any of them, I receive no referral fees, commissions, or other compensation from any former employer, and I will never book appointments with, or refer clients to, a former employer. If any company on your list is one I have any other connection with, I'll tell you in writing before the appointment so you can decide whether to include it. If you bring me a quote you got on your own from a former employer of mine, I'll tell you about that relationship in writing before comparing it, and you decide in writing whether I include it. Your fee is the same either way, and I still never book appointments with, or refer clients to, a former employer. I take no referral fees, commissions, or other compensation from contractors for booking an estimate or for the work you choose.
